Sustainable renovation of office & residential districts

Transforming the Île Saint-Germain district into a model of mixed-use, low-carbon urban living through deep renovation and circular economy.

Type

Targeted building & district

Target

2 pilot buildings : Pacifique & Seine St-Germain

Goal

+20% housing increase

Context & challenges

Located on an island in the river Seine, the Île Saint-Germain district is a unique mixed-use area combining a large park, office buildings, housing, and a university campus. Despite its dynamism, the district faces specific challenges linked to its geography and aging infrastructure:

Isolation

The island relies on a single bridge for connection to the city, creating significant mobility constraints.

Limited transport

Public transport is insufficient, with only one bus line running every 30 minutes and no service on Sundays, forcing reliance on private vehicles.

Aging stock

Buildings from the late 1980s no longer meet modern environmental standards and need repurposing to accommodate a growing population.

BLUEPRINT aims to modernize this district by prioritizing energy efficiency, low-carbon construction, and better connectivity.

Planned interventions

The project focuses on the deep renovation of two strategic buildings and the enhancement of the surrounding area through five key use cases:

Energy-efficient renovation: upgrading the “Pacifique” (conversion to housing/shops) and “Seine Saint-Germain” buildings to meet zero-carbon goals.

🤝 Citizen engagement: creating a “neighborhood hub” that integrates digital tools and cultural spaces to involve the community in redesigning the district.

🚲 Sustainable mobility: deploying shared mobility solutions and e-bikes to bridge the transport gap and improve connection with Greater Paris.

♻️ Circular economy: piloting material reuse strategies during construction to reduce waste and demonstrate resource efficiency.

🌡️ Climate-resilient design: integrating energy-efficient façades and renewable energy systems to adapt urban infrastructure to climate change.
